It is very important that you start this process as soon as possible. We know emotions are high because typically when you go through this process, you have lost a loved one. If estate planning is not in place, this will be a longer process.
You can sell the property after the probate process is complete and you or all parties have legal possession of it. You can sell the property many ways.
Hire a real estate agent. You can choose to hire an agent and they will market the property on the MLS (Multiple Listing Service) for retail buyers and investors to see. They do have their own fees which are typically 6%. In the 6% it gives 3% to the buyers agent (the buyers agent represents the buyer of your property) and 3% to your listing agent. This 6% is taken away from the sales price of the home. We work with a couple of agents in the Atlanta area and would love to put you in contact with one.
Sell it yourself. You could put the house up as a FSBO (For Sale By Owner). This is a way to avoid paying 3% to a listing agent. You will be the one taking the calls, doing the negotiations, filling out seller disclosure paperwork, signing contracts and other things.
